1.INTRODUCTION :-
Organization are important to the development of the nation. They serve the country and the society by developing products that are technically advanced.The Construction industry plays a key role in this development.as it provides one of the three basic needs of human life.
A construction organization may consist of an individual contractor or it may be a glant construction organization. The scope of the work may be a limited to constructing a small house or it may extend to the construction of a township of bunglows, row houses and residential apartments.
This team is the MANAGEMENT of the organization.The organization is said to be run by its management.
2. OBJCTIVE OF BUILDING CONSTRUCTION ORGANIZATION:-
The main objective of building construction can be brodly classified as:
Ø Undertaking and carrying out of various building construction.
Ø Achieving the task trough disciplined work and efficient management.
Ø Constructing low cost housing schemes for the common man.
Ø Developing finance resources to complete the work in the stipulated time.
Ø Researching and experimenting to discover better and superior construction technology.
Ø Preparing model projects to demonstrate minimum wastage of materials and labour,to achieve quality results at a minimum cost using the best practical technology.
Ø Establishing branches/ agencies for efficient management of the business.
Ø Creating joint ventures through association with other companies.
Ø Material testing and development of new building management techniques for prosperity of the organization.
3.STRUCTURE OF THE CONSTRUCTION ORGANIZATIION:-

An organization develops through a number of stages from foundation to maturity.

A construction organization consists of the following departments :-
1. Engineering Department
2. Purchase department
3. Finance department
4. Marketing and sales department
5. Accounts departments
6. Personal and Administrative departments
7. Electric data processing department.
8. Legal department.
4.COMMUNICATION AND CO-ORDINATES OF VARIOUS DEPARTMENTS:-
§ Communicating and explaning the policy decisions to the heads of departments.
§ Setting definite targets and schedule time for each head of department after discussion.
§ The day to day to information received from the staff aids the head of department in presenting a clear picture of the progress to the directors.
5.FUNCTION EACH DEPARTMENT:-
1)ENGINEERING DEPARTMENT :-
§ Survey of various projects.
§ Preparing the plans and drawing as per the requirements of the sales department
§ Estimating the quantities o work and project cost.
§ Finalizing the specifications as per the sales requirement.
§ Preparing Schedule of the work.
§ Preparing material schedule and submitting it to the purchase department
§ Preparing financial schedule and submitting it to the financial department
§ Updating the schedule as and when required
§ Enstructing the work to various materials ,tools and plants as and when requires
§ Execution and supervision of work
§ Preparing rate analysis for various items and extra amenities
§ Preparing bill os various contractors and submitting it to the accounts department for payment
§ Checking the supplies bills and forwarding them for payment to the accounts department
§ Maintaining the quality and speed of work
§ Training the staff for better quality and output
§ Maintenance of the work executed
§ Other developments
§ Finalizing extra amenities for clients
2)PURCHASE DEPARTMENT :-
Function of the purchase department
§ Study the material schedule submitted by engineering departments.
Submitting the requirement of cash flow to the finance department accordingly.
§ Implementing the budget sanctioned in HOD meeting.
§ Placing order of material and making it available for the progress of various sites according to their schedule charts.
§ Market survey for new material and development of new sources of supply.
§ Selection and follow up for quality materials supply with continuity.
3)FINANCE DEPARTMENT :-
§ Preparing the annual budget as per policy decision.
§ Allocating the funds to various departments
§ Arranging for funds through clients, bankers, depositors to achieve the target.
§ Reconcillation of utilization of funds.
§ Allocation of funds as per priority.
4)PERSONAL AND ADMINISTRATIVE DEPARTMENT :-
§ set the rules and regulations of the organization ass per the prevailing government rules.
§ Allocation of space and furniture to various departments.
§ Encouraging the staff by rewards appreciation, increments etc.
§ Submitting various reports to government and local authorities.
§ Maintaining the musters and pay rolls of employees.
§ Arranging function, tours , training programs for betterment of the company
§ Maintaining the records of provident fund. gratuity, medical benefits etc. for all the staff.
§ Encouraging extra curricular activities.
5) MARKETING AND SALES DEPARTMENTS:-
§ Surveying and submitting the trend of layers in the market.
§ To go in search of good location for the scheme.
6) ACCOUNTS DEPARTMENT :-
§ Prepare accounts and balance sheets.
§ Prepare profit and loss accounts.
§ Make the statements and payments of various taxes to be paid by the company .
§ Get the balance sheet audited by the concerned authority.
§ Allocation of fund to various departments as per the budgeted provision.
7) LEGAL DEPARTMENT :-
§ Checking of all the documents of property.
§ Give title clearance
§ Prepare legal agreements between organization and its clients, land –lords
§ Attending and pleading on behalf of the organization in case of any disputes.
§ Formation of socities apartment.
8) ELECTRONIC DATA PROCESSING DEPARTMENT :-
§ Selection of appropriate hardware, soft ware for various functional requirement.
§ Implementing the system for effective working.
§ Providing timely and correct information to the management.
§ Training to staff to use the software packges.
6. TRAINING TO THE STAFF :-
§ A team of dynamic managers can be instrumental in the progress of the organization.
§ The management is said to be effective when it delegates appropriate tasks to its subcordinates.
§ The staff can be trained by arranging :

§ Arranging lectures of specialists
§ Arranging site visits and study tours
§ Testing new product in the market.
